Resetting Market Time on the MLS

In most MLS associations, a property must be off the market for 90 days in order to reset market time to zero on the MLS. Any attempt to manipulate market time could result in serious fines by the MLS.

What about yard signs?

Signs can generate walk in traffic and properties have been sold by a sign alone. Using a professional looking sign is always a good idea. It shows REALTORS® that you are listed and even unrepresented buyers can gain confidence in seeing a nice looking sign. It is a good reflection on your home:

You can use your own sign. We recommend that you do not use a sign that says "For Sale by Owner". It will only serve to confuse REALTORS®, make them wonder if you are really offering a commission, and reduce your opportunity for success. If you purchase a package that included a sign, one of our RealtyNET yard signs will be shipped to you as long as you paid for shipping on your order.  If you didn't pay the shipping charge we assume you are going to pick up the sign from our office.  The sign does not include a sign post unless your in an area were we offer a sign installation service.

Your phone number is on the sign, how are prospective buyers going to contact me?

Oregon real estate law requires that we have our phone number on all sources of advertising.  Most people will call off of the flier as long as they are available.  If there are not fliers available they will call off of the sign. We offer a Custom Sign Rider that has your phone number on it that is similar to what REALTORS use.  The sign rider will hang from the RealtyNET yard sign.  This will help insure that prospective home buyers will be able to contact you.

How do people get in touch with me to schedule a showing?

On the MLS under showing instructions it will direct agents to call you directly to set up showings. On websites like Realtor.com and others we offer "Buyer Direct" communication option were we will list our (800) 760-4204 phone number and assign a four digit extension to your listing. When individuals call that number they can press “1” and then are instructed to input your extension to "Get more information on a property".  The call will then be transferred directly to your phone via our automated system.

How are offers handled?

On the MLS listing we instruct agents to submit offers directly to you. If you find that you want assistance in the negotiations and preparing the paperwork, we offer "Seller Representation" services for an additional flat fee.
