The current outbreak of the Coronavirus has impacted the real estate industry significantly. Open Houses are now eliminated in an effort to limit personal contact. Buyers will want to walk through fewer homes and sellers will want fewer lookers in their homes.
Now more than ever, professional photography and virtual tours are extremely important. All home sellers should consider 3-D Matterport Tours or a Video Walk-Through. The key is to get maximum exposure and views of the Virtual Tour and then just allow the most serious and best-qualified buyers in your home.
Given the present climate, we have put together an upgraded listing service designed to fully implement the recommendations issued by the National Association of Realtors.
Special Showing Protocol
Most prospective home buyers initiate their home search online. When you list your home with us your listing will be posted on the major regional, national and international websites. Once they identify homes they want to see they typically contact their agent to schedule showings. We recommend the following changes to the traditional showing request protocol.
The following steps should be taken before the showing appointment is scheduled:
Request that the prospective buyers drive by the home to make sure they like the area and neighborhood.
Make sure the prospective buyers have viewed the 3-D Matterport Virtual Tour and floorplan of the home.
Request pre-approval letter or proof of funds from the Buyers Agent or prospective home buyer.
Confirm the Buyers Agent has printed out the Special Showing Instructions and has informed their client of the required showing procedure. read more
The following steps should be followed at the showing appointment of the home:
Buyers Agent and their clients should use the hand sanitizer and a disinfectant wipes at the front door and put on the booties on their shoes.
Buyers Agent should follow the Special Showing Instructions during the showing.
Buyers Agent should stay with their clients during the entire showing and should not allow children to go through the home unattended.
Buyers Agent should instruct their clients to limit the touching of surfaces, switches, and knobs.
Buyers Agent should wipe down any and all surfaces they think have been touched while walking through the home.
