MLS Advertising Services to Home Sellers
When you purchase one of our advertisement packages to access the Multiple Listing Service (MLS), you accept the obligation of adhering to the MLS rules and regulations as follows:
- Listings posted to the MLS are considered a "Limited Representation" listing and not a "For Sale By Owner." Our "For Sale By Owner" listing services are not posted to the MLS.
- You are of legal age and capable of entering a legally binding contract.
- The property is currently not listed with a licensed real estate agent.
- The information provided is accurate, current, and truthful.
- You will comply with all county, state, and federal fair housing laws governing the marketing and sale of real property.
- You will coordinate all aspects of the home selling process, including negotiations, home inspections, opening escrow, and closing.
- Buyer's Agent Commission (BAC) Policy:
- No reference to a Buyer's Agent Commission (BAC) is allowed to be posted in the MLS listing.
- Any BAC arrangements must be handled separately outside of the MLS listing.
- Realty Net and By Owner Oregon will not be involved in communicating, negotiating, or facilitating any discussions regarding BAC. It is the seller’s responsibility to determine and negotiate any BAC with the cooperating agent outside of the MLS.
Additional Provisions
- All sales are final immediately, and payments are non-refundable.
- We do not guarantee that the property will sell within a specific timeframe or at a specific price.
- The assigned Real Estate Broker is obligated to comply with MLS rules and may require additional information to ensure compliance.
Information About MLS Listing Services
The MLS is a cooperative database where brokers list properties for sale and offer compensation to brokers representing buyers. The MLS is not publicly accessible; only licensed real estate professionals have full access to listing data.
MLS Listing Requirements
- You must complete all required MLS listing forms before your listing can be input into the MLS.
- To make changes to your MLS listing, you must complete our online "Change Request Form." Processing typically takes 24 business hours.
Miscellaneous
- Some listing package items require shipping and may take up to 7 business days to arrive.
- Syndicated listings (e.g., Realtor.com, Trulia, Zillow) may take up to 48 hours to fully populate after MLS activation.
- Real estate sign installations in the Portland Metro area are provided by a third-party vendor and may take up to 7 business days for installation and removal.
