Medford and Rogue Valley Housing Market, Fall 2026: What Sellers Need to Know

Prices are steady in Medford, Ashland, and Grants Pass, but more listings mean buyers can take their time.

If you own a home in Medford, Ashland, Central Point, Eagle Point, or Grants Pass and you're thinking about listing this fall, the latest Southern Oregon numbers tell a steady but more demanding story. Prices across the Rogue Valley have held up. But buyers now have more homes to choose from, and they're taking longer to commit.

That puts more weight on how you price, prepare, and market your home. Below, we break down the most recent data for Jackson and Josephine counties from Rogue Valley REALTORS®, Redfin, and Realtor.com, show how individual communities compare, and explain what it all means if you plan to sell before the end of the year.

Jackson County Prices Are Holding Up

Redfin's data for the three months ending September 2026 puts Jackson County's median sale price at $469,943, up 8.7% from the same period a year earlier. Homes sold in a median of 38 days, the same as last year, and the average home sold for 98.3% of its list price. About 16% of homes sold above asking.

The local MLS figures point the same way, though they run a few months behind. Rogue Valley REALTORS®' market summary for July 2026 showed a $474,950 median sales price for single-family homes in Jackson County, up 6.7% from July 2025. Its broader May through July report, which covers existing homes inside the county's urban growth boundaries, showed a median of $429,000, up 1.1% from a year earlier.

Why the different figures? Each source measures a different slice of the market over a different window. Redfin's county median includes all home types, while the Rogue Valley REALTORS® report separates existing homes from new construction, rural acreage, and manufactured homes. Focus on the direction, which is steady to modestly higher, rather than on any single number.

More Listings, Longer Market Times

The bigger shift this fall is on the supply side. In Realtor.com's data, active listings in the Medford metro area were 2.2% below year-earlier levels in July 2026. By August they were 1.3% above, and by September they were 4.7% above, at 1,211 homes for sale. Rogue Valley REALTORS®' July summary showed the same summer starting point: 879 active single-family listings in Jackson County, down 3.6% from a year earlier, or 3.5 months of supply.

Homes are also sitting longer. Realtor.com's median days on market for the Medford metro rose to 70 days in September, up from 61 in August and 51 in May. That measure runs from list date to pending, closing, or off-market, so it reflects listings that are lingering, not just homes that sold.

Price cuts are common. Realtor.com counted 404 Medford-metro listings with a price reduction in September, about one in three active listings, up from 304 in May. The median asking price was $531,750, down 3.1% from September 2025. That's well above the median sale price, a reminder that what sellers ask and what buyers pay aren't the same thing.

Medford: Two ZIP Codes, Two Different Markets

Medford's citywide numbers look calm. Redfin put the median sale price at $420,600 for the three months ending September 2026, up just 0.1% from a year earlier. Homes sold in a median of 32 days, compared with 30 a year ago, at 98.4% of list price on average.

Look closer, though, and the city's two main ZIP codes are moving differently. Rogue Valley REALTORS®' report on existing homes sold from May 1 through July 31, 2026 shows:

  • Medford 97504: median price of $472,308, up 2.7% from a year earlier. Median market time fell to 20 days from 26. Active listings on July 31 stood at 208, up 28.4%.
  • Medford 97501: median price of $352,500, down 6.0% from a year earlier. Median market time rose to 17 days from 12. Active listings on July 31 stood at 98, up 60.7% from 61.

In both ZIP codes, sellers are facing noticeably more competition than they did a year ago. If you're in 97501, where prices slipped over the summer, pricing to the most recent nearby sales is especially important.

Ashland, Central Point, and Eagle Point

The smaller Rogue Valley communities show how much a few sales can move the numbers.

  • Ashland: Rogue Valley REALTORS® reported an existing-home median of $515,000 for May through July, down 6.4% from a year earlier, with median market time up to 30 days from 20. Redfin's later window, the three months ending September, showed a median of $551,737, up 0.3%, with homes selling in a median of 27 days at 98.8% of list price.
  • Central Point: the quickest-moving market in this update. Redfin reported a median of $424,798 for the three months ending September, up 8.9%, with a median of just 14 days on market, compared with 43 a year earlier. Nearly a quarter of homes (23.7%) sold above list. Rogue Valley REALTORS® counted only 40 active listings on July 31, down 11.1%.
  • Eagle Point: Rogue Valley REALTORS® reported an existing-home median of $442,500 for May through July, up 4.1% from a year earlier but down 14.5% from two years earlier. Median market time held at 31 days, and active listings were essentially flat at 74.

When the same town shows a price drop in one report and a gain in another, the honest read is that its market is roughly flat and that the specific homes selling in a given month make a big difference.

Grants Pass and Josephine County

Josephine County is moving more slowly than Jackson County. Redfin put the county's median sale price at $442,510 for the three months ending September 2026, up 5.9%, but the median home took 62 days to sell, up from 51 a year earlier. Homes sold for 97.7% of list price on average, and the share selling above list fell to 12.3%, down 5.1 points.

In Grants Pass itself, Redfin reported a median of $383,817, up 0.8%, with a median of 41 days on market, compared with 45 a year ago. Rogue Valley REALTORS®' May through July report split the city by ZIP code: existing homes in 97526 had a median of $362,493, down 4.0%, while 97527 came in at $400,000, up 3.9%.

Rogue Valley REALTORS®' July summary for Josephine County showed single-family homes selling at 97.5% of list price, with a median of 49 days on market, up from 40. Supply tightened to 5.0 months from 7.0 a year earlier, but that's still more room for buyers than in Jackson County. Expect buyers in Josephine County to negotiate.

What This Means If You're Selling in Southern Oregon

Price for your ZIP code, not the county headline. Medford's two ZIP codes moved in opposite directions over the summer, and Ashland's numbers depend on which report you read. Base your price on recent closed sales of similar homes near you. Our guide to pricing your Oregon home right walks through how.

Plan for a longer timeline. With the median Medford-metro listing spending 70 days on market in September, build in time, especially if you're buying your next home. Rates are part of the reason: Freddie Mac's 30-year fixed average was 7.40% as of October 15, 2026, up from 6.27% a year earlier, which stretches buyers' monthly budgets.

Get the price right before the first cut. With about one in three Medford-metro listings taking a price reduction in September, buyers notice when a home has been reduced. Decide in advance how long you'll wait and how much feedback you'll gather before you adjust.

Answer wildfire questions before buyers ask. Redfin's climate data rates 93% of Jackson County properties and 98% of Josephine County properties as having some wildfire risk over the next 30 years, and buyers can look up those ratings themselves.
