What exactly is a flat fee MLS listing?
Rather than paying a percentage-based listing commission (typically 2.5–3%), you pay a one-time flat fee to have your property entered into the MLS — the same database every licensed real estate agent uses. From there, your listing automatically appears on Zillow, Realtor.com, Redfin, and hundreds of other buyer-facing sites.
Am I required to offer compensation to a buyer's agent?
No. Following the 2024 NAR settlement and updated industry practices, sellers are no longer obligated to offer buyer-side agent compensation. You have full control over whether — and how much — to offer as a buyer incentive. Our team can advise you on local market norms.
What makes your fees different from other flat fee companies?
Many services promote a low upfront price, then add mandatory compliance or administrative fees of $200–$600+ when your home sells. We add no compliance, administrative, or transaction surcharges to any package. What you pay us depends on the service: with Flat Fee MLS, the upfront package price is the only payment to us; Agent Assist adds a $700 coaching fee paid at closing; Discount Full Service adds a 0.5%–1% listing commission at closing, with a $2,000–$3,000 minimum. Optional add-ons, shipping, any buyer-agent compensation you choose to offer, and ordinary closing costs such as escrow, title, and taxes are separate.
Which Oregon MLS regions do you cover?
We hold active memberships in RMLS (Portland metro and Columbia Gorge), WVMLS (Willamette Valley), Central Oregon MLS, Southern Oregon MLS, Klamath County MLS (KCMLS), and Oregon Coast MLS (Central Oregon MLS, Southern Oregon MLS, and Klamath County MLS share listings through Oregon Data Share). Together, these systems cover every county in the state.
How quickly will my listing go live?
After you submit your completed intake form and photos through our seller portal, we typically submit to the MLS within one to two business days. Your listing then syndicates to major real estate websites within 24–48 hours of MLS activation.
Can I manage my own showings and negotiations?
Absolutely. With our Flat Fee MLS package, you handle showings and offers directly — keeping full control. If you want support, our Agent Assist tier provides professional coaching for showings, offers, and negotiations. Our Discount Full Service tier provides hands-on representation from start to close.
Why doesn't my phone number appear on Zillow?
MLS rules prohibit seller contact information in the public listing — and Zillow, Realtor.com, and other sites receive listings through the MLS/IDX feed, so your phone and email can't appear there. Agents see your contact details in the MLS private sections, and every buyer inquiry is forwarded to you. On eligible packages you can also display your name and phone directly on your listing page on our site. See exactly how buyers reach you.
