Oregon Transaction Assistance: Professional Help Closing Your FSBO Sale

How to close a for-sale-by-owner deal in Oregon without paying a traditional commission.

Who Is This For?

If you've already found a buyer for your Oregon property — whether it's a family member, a neighbor, someone who responded to a yard sign, or a buyer you connected with independently — you may not need a full MLS listing. What you do need is professional help turning that handshake into a legally binding, properly documented real estate transaction.

That's exactly what our Transaction Assistance services are designed for.

What Is Transaction Assistance?

Transaction Assistance is a flat-fee service from ByOwnerOregon (operated by RealtyNet LLC, a licensed Oregon brokerage) that provides professional broker support for the paperwork, documentation, and closing coordination of your property sale.

Unlike our MLS listing services — which help you find a buyer — Transaction Assistance is for sellers who have already found their buyer and need help with the closing process.

We offer two service levels:

Transaction Assistance ($1,995) vs. Sales Agreement Preparation ($799)

Feature Transaction Assistance Sales Agreement Prep
Price $1,995 flat fee $799 flat fee
OREF Sales Agreement
DocuSign Execution
Offer Review & Negotiation
Escrow Management
Disclosures & Inspections
Title & Lender Coordination
Closing Preparation

Transaction Assistance is the full-service option: our licensed broker manages the entire process from contract to closing, including escrow coordination, inspections, title work, and lender communication.

Sales Agreement Preparation is for sellers who only need help drafting the purchase agreement. We prepare the OREF Sales Agreement, send it for review, and execute it through DocuSign. From there, you handle the rest of the closing process independently.

The Step-by-Step Process

Step 1: Complete the Onboarding Form

Download and submit our Transaction Assistance Onboarding Form with your property and buyer details. This form collects the essential information needed to prepare your documents.

Step 2: We Prepare Your Documents

Our licensed broker drafts the Purchase and Sale Agreement using official Oregon Real Estate Forms (OREF), tailored to the specific terms of your transaction.

Step 3: Review and Sign via DocuSign

Both parties review the agreement and sign electronically through DocuSign — fast, secure, and legally binding.

Step 4: Close with Confidence

For Transaction Assistance clients, we coordinate escrow, title, inspections, and lender communication through closing day. For Sales Agreement Preparation clients, you take it from here with your signed agreement in hand.

Why Oregon FSBO Sellers Need Professional Closing Help

Selling a home in Oregon involves more than just agreeing on a price. There are legally required disclosures, specific contract forms, title requirements, and escrow procedures that must be followed correctly. Missing a step can delay your closing, expose you to liability, or even void the sale.

Common pitfalls for FSBO sellers who skip professional help:

  • Using generic contract templates instead of Oregon-specific OREF forms
  • Missing required seller disclosures (property condition, lead paint, etc.)
  • Failing to coordinate with the title company on lien searches and insurance
  • Not understanding earnest money deposit requirements
  • Missing critical inspection and contingency deadlines

Our Transaction Assistance service eliminates these risks by having a licensed Oregon broker manage or prepare the documentation for you.

What Are OREF Forms and Why Do They Matter?

OREF stands for Oregon Real Estate Forms. These are the standardized legal forms used in virtually every residential real estate transaction in Oregon. They're developed and maintained by the Oregon Association of Realtors and are regularly updated to reflect current state law.

Using OREF forms ensures:

  • Legal compliance with Oregon real estate law
  • Industry-standard language that title companies, lenders, and attorneys recognize
  • Proper contingency and timeline provisions that protect both buyer and seller
  • Clean title transfer that doesn't get held up at closing

Our broker prepares your OREF Sales Agreement with terms specific to your transaction — it's not a generic template.

Common Scenarios

Transaction Assistance is ideal for:

  • Family sales — Selling to a relative at an agreed price
  • Known buyer sales — Your neighbor, coworker, or acquaintance wants to buy
  • Pre-negotiated deals — You and the buyer have already agreed on price and terms
  • Inherited property — Transferring property from an estate to a known buyer
  • Investor purchases — Cash buyers or investors who approached you directly
  • Expired listing re-sales — Your MLS listing expired, but a buyer emerged afterward

How This Differs From Our Listing Services

It's important to understand that Transaction Assistance is not a listing service. Here's the key distinction:

If you haven't found a buyer yet, start with one of our listing services. If you already have a buyer lined up, Transaction Assistance is the most affordable way to close professionally.
