As of October 2026, Oregon home prices are roughly flat while sales have slowed: Redfin put the statewide median sale price at $504,949 in September 2026, up 1.0% from a year earlier, while homes sold fell 5.4%. Freddie Mac's 30-year fixed rate averaged 7.32% on October 22, 2026, so buyers are cautious and sellers in Portland, Salem, Eugene, Bend, and Medford need sharper pricing than they did last spring.
This update replaces our earlier snapshot, which only covered data through May 31, 2026. Below you'll find the latest available numbers for the Portland metro (Multnomah, Washington, and Clackamas counties), Salem in Marion County, Eugene in Lane County, Bend in Deschutes County, and Medford in Jackson County, along with what the figures mean if you plan to list before the end of the year.
Data as of October 22, 2026. Figures cover September 2026 or the three months ending September 2026, as noted for each source.
Oregon Housing Market at a Glance
Statewide, Oregon looks like a market that has paused rather than one that is falling. According to Redfin's September 2026 data, 3,772 homes sold across Oregon during the month, down 5.4% year over year, and the typical home spent a median of 44 days on the market, the same as a year earlier [3].
Supply was steady. Redfin counted 20,214 homes for sale statewide in September, up 0.7%, while new listings dipped 1.9% to 4,827. That works out to about four months of supply [3].
The competition picture is mixed. About 25.5% of Oregon homes sold above list price in September, but 22.9% of listings had a price drop, up from 21.0% a year earlier. The average home sold for 98.7% of its list price [3].
Mortgage Rates and National Context
Rates remain the biggest headwind. Freddie Mac's Primary Mortgage Market Survey showed the 30-year fixed-rate mortgage averaging 7.32% as of October 22, 2026, down from 7.40% the week before but well above the 6.19% of a year earlier. The 15-year fixed averaged 6.68% [1].
Nationally, the National Association of REALTORS® reported existing-home sales at a seasonally adjusted annual rate of 3.99 million in September 2026, down 2.2% from a year earlier. The national median existing-home price was $417,500, up 1.3%, with a 4.8-month supply of homes [2]. Oregon's prices sit above the national median, and its pace is following the same slower national trend.

Portland Metro: Steady Prices, Fewer Contracts
RMLS's September 2026 Market Action report for the Portland metro shows a median sale price of $545,000, unchanged from September 2025 and up 0.9% from August [4]. The bigger change is in contracts: pending sales fell to 1,760, down 17.9% from a year earlier. Closed sales were 1,752, down 4.0%, and new listings were nearly flat at 2,487.
Inventory rose to 4.2 months, up from 3.8 months a year earlier, and total market time climbed to 68 days [4]. Because pending sales lead closings by a month or two, sellers in Portland, Beaverton, Hillsboro, Gresham, and Lake Oswego should plan for longer timelines this fall.
Salem and the Mid-Willamette Valley
Salem's median sale price was $454,778 for the three months ending September 2026, up 2.2% from a year earlier, according to Redfin [5]. Homes took a median of 58 days to sell, up from 53. Marion and Polk county sellers are still seeing modest price growth, but buyers are taking more time to decide.
Eugene and Lane County
Eugene is the fastest-moving of the five metros. Redfin reported a median sale price of $503,010, up 1.6%, with homes selling in a median of just 18 days, down from 22 a year earlier [6]. Well-priced homes in Eugene and Springfield are still drawing quick offers.
Bend and Central Oregon
Bend has softened slightly. Redfin put the median sale price at $699,667 for the three months ending September 2026, down 2.0%, with a median of 42 days on market, about the same as last year [7]. In Deschutes County, where prices are the highest of these five metros, buyers are especially sensitive to rates.
Medford and the Rogue Valley
Medford's citywide numbers look calm. Redfin reported a median of $420,600 for the three months ending September 2026, up 0.1%, with homes selling in a median of 32 days at 98.4% of list price [8]. Realtor.com data for the Medford metro, published through FRED, showed active listings 4.7% above year-earlier levels in September and median days on market rising to 70 days, a sign that supply is building across Jackson County [9]. Our Medford and Rogue Valley market report covers Ashland, Central Point, and Grants Pass in more detail.
What These Numbers Mean for Oregon Sellers
Price to this fall's market, not last spring's. With more listings and a 7%-plus mortgage rate, buyers compare carefully. Use recent closed sales near you rather than online estimates. Our guide to pricing your Oregon home right walks through the process.
Expect a longer timeline in most metros. Portland-area total market time reached 68 days and Salem's median rose to 58. If you're buying your next home, build in some slack.
Plan your negotiation range. With nearly one in four Oregon listings taking a price cut, decide in advance which repairs, credits, or price changes you'd accept. Our article on seller concessions and rate buydowns explains the options.
Keep more of your equity. When prices are flat, what you pay to sell has a larger effect on your net. That's why many Oregon sellers compare a Flat Fee MLS listing or Discount Full Service with a traditional percentage-based commission.

Frequently Asked Questions
Is the Oregon housing market slowing down in fall 2026?
Yes, the pace has slowed, but prices have not dropped statewide. Redfin reported 3,772 Oregon home sales in September 2026, down 5.4% from a year earlier, while the median sale price rose 1.0% to $504,949. Homes spent a median of 44 days on the market, unchanged, and more sellers cut prices.
What is the median home price in Portland right now?
RMLS reported a Portland metro median sale price of $545,000 for September 2026, unchanged from September 2025 and up 0.9% from August. The metro covers Multnomah, Washington, and Clackamas counties plus nearby areas. Pending sales fell 17.9% from a year earlier, so expect homes to take somewhat longer to sell.
Which Oregon metro is selling fastest?
Eugene is the quickest of the five metros in this update. Redfin data for the three months ending September 2026 showed Eugene homes selling in a median of 18 days, down from 22 a year earlier, at a median price of $503,010. Medford followed at 32 days, then Bend at 42 days.
How do mortgage rates affect Oregon home sellers?
Higher rates reduce how much buyers can borrow, which narrows the pool for any given price. Freddie Mac's 30-year fixed rate averaged 7.32% on October 22, 2026, compared with 6.19% a year earlier. Sellers can respond with sharper pricing, a closing-cost credit, or a rate buydown negotiated with the buyer.
Is fall 2026 a good time to sell a house in Oregon?
It can be, if you price realistically. Statewide prices are holding, about a quarter of homes still sell above list, and inventory sits near four months. Buyers are more selective, so a correctly priced, well-presented home stands out. Lower selling costs, such as a flat-fee listing, also help protect your equity.
How often is this Oregon market update refreshed?
We update this report monthly as RMLS, Redfin, and Freddie Mac release new data. RMLS publishes its Portland metro Market Action report monthly, Redfin updates its city data monthly, and Freddie Mac releases mortgage rates every Thursday. Check the "data as of" line near the top for the latest period.
